Contributions of Quantity Surveying Professions Towards the Development of Sustainable Construction Industry in Nigeria

Abstract

The present study adopted a quantitative survey research design to investigate the contributions of quantity surveying professionals towards the development of a sustainable construction industry in Nigeria. A structured questionnaire was designed to collect data from 120 respondents, representing a diverse sample of quantity surveyors from different regions and sectors. The data were analyzed using SPSS26, enabling rigorous statistical analysis to derive meaningful insights from the collected data. To test the hypotheses of this study, t-tests were conducted to assess the significance of differences in quantity surveyors’ awareness and level of integration of sustainability principles in construction projects. The findings revealed that a significant proportion of quantity surveyors exhibited a high level of awareness of sustainable construction practices. However, the level of integration of sustainability principles in projects varied among respondents. Notably, quantity surveyors with more experience and exposure to sustainable construction projects demonstrated a higher level of integration. The study’s results highlighted the importance of promoting further education and training for quantity surveyors to enhance their understanding and application of sustainable construction practices. It also emphasized the need for continuous professional development to keep quantity surveyors abreast of the latest sustainable technologies and strategies. In conclusion, the study’s findings underscore the role of quantity surveyors in driving sustainable construction practices. By improving their knowledge and integration of sustainability principles, quantity surveyors can contribute significantly to more environmentally responsible and resource-efficient construction projects in Nigeria.  Based on these findings, it is recommended that industry stakeholders and professional bodies collaborate to develop comprehensive training programs and workshops focused on sustainable construction practices. Additionally, policy interventions should encourage the incorporation of sustainability criteria in construction project evaluations and tendering processes, emphasizing the importance of sustainability in the construction industry. Overall, this study contributes valuable insights into the awareness and integration of sustainable construction practices among quantity surveyors in Nigeria and provides a foundation for advancing sustainability in the country’s construction sector.

 

CHAPTER ONE

INTRODUCTION

Background of the Study

The construction industry plays a vital role in the economic development of Nigeria, contributing significantly to the Gross Domestic Product (GDP) and creating employment opportunities for its citizens (NBS, 2020). However, the industry’s growth has raised concerns about its impact on the environment and the depletion of natural resources. Sustainable construction practices have become a global imperative to address these challenges and ensure the industry’s long-term viability (UNEP, 2019). Sustainable construction involves the use of environmentally friendly materials, energy-efficient technologies, and socially responsible practices to reduce negative impacts on the environment and society (CIBSE, 2021).

In recent years, there has been a growing awareness of the need for sustainable practices in the construction industry in Nigeria (Oyedele et al., 2022). The country faces significant environmental challenges, including deforestation, air and water pollution, and waste generation (Ezema et al., 2021). The construction sector, being a major consumer of natural resources and a significant contributor to greenhouse gas emissions, has come under scrutiny for its role in exacerbating these issues (Oluwunmi et al., 2020).

The quantity surveying profession is a critical stakeholder in the construction process and plays a central role in managing costs and contracts, providing expert advice on project finance, and ensuring cost-effectiveness throughout the construction lifecycle (QSRBN, 2021). Quantity surveyors are ideally positioned to influence decision-making processes that impact sustainability in construction projects (Akinpelu et al., 2021). They can contribute to sustainable construction by promoting the use of eco-friendly materials, implementing energy-efficient designs, and optimizing resource management (Odeyinka et al., 2019).

However, despite the potential of quantity surveyors to drive sustainability, their current level of awareness and understanding of sustainable construction practices in Nigeria is relatively unknown. Past studies have suggested that there may be a lack of knowledge and expertise in this area (Ademoroti et al., 2019). Therefore, investigating the level of awareness and understanding among quantity surveying professionals becomes crucial in developing targeted interventions to bridge existing knowledge gaps.

Furthermore, while some efforts have been made to promote sustainability in the Nigerian construction industry, its integration into the mainstream practices of quantity surveyors remains limited (Fatile et al., 2022). This study seeks to identify the current roles and responsibilities of quantity surveyors concerning sustainable construction practices. By understanding the extent to which sustainability is integrated into their work, stakeholders can identify areas for improvement and develop strategies to enhance their contributions to sustainable development.

In addition to assessing awareness and current practices, it is essential to explore the potential barriers and opportunities that quantity surveyors face in contributing effectively to the development of a sustainable construction industry in Nigeria. Barriers could include a lack of institutional support, insufficient training and education, and resistance to change from traditional practices (Adenuga et al., 2020). Identifying these obstacles will enable policymakers and industry players to devise targeted strategies to overcome them and create an enabling environment for sustainable construction practices.

Consequently, the construction industry in Nigeria faces significant challenges regarding sustainability, and there is a need for concerted efforts to address these issues. Quantity surveyors, as professionals central to cost management and project execution, can play a pivotal role in promoting sustainable construction practices. However, their contributions are contingent on their level of awareness, integration of sustainability practices, and the ability to overcome existing barriers. This study aims to shed light on these critical aspects and provide valuable insights to drive the construction industry’s sustainable development in Nigeria.

Statement of Problem

The Nigerian construction industry is facing multiple challenges that hinder its progress towards sustainability. One of the primary concerns is the inadequate attention given to environmental and social aspects of construction projects. Despite the growing global emphasis on sustainable construction practices, there is limited awareness and understanding of these practices among quantity surveying professionals in Nigeria. This lack of awareness could impede their ability to incorporate sustainable principles into their decision-making processes, leading to missed opportunities for positive environmental and societal impacts.

Furthermore, the current roles and responsibilities of quantity surveyors in the construction industry may not fully align with sustainable development objectives. Traditional cost-focused approaches may prioritize short-term cost savings over long-term sustainability considerations. This approach could result in inefficient use of resources, generation of excessive waste, and increased environmental degradation.

Another challenge pertains to the barriers that hinder quantity surveyors from actively contributing to sustainable construction initiatives. These barriers may include inadequate training and education in sustainable practices, limited access to relevant information and resources, and a lack of support from stakeholders and industry players. Overcoming these barriers is crucial for empowering quantity surveying professionals to play a more proactive role in advancing sustainable construction practices in Nigeria.

Addressing the aforementioned issues is of utmost importance to foster the development of a sustainable construction industry in Nigeria. By exploring the level of awareness, understanding, and integration of sustainability among quantity surveyors, as well as identifying potential barriers, this study seeks to provide valuable insights and recommendations to promote sustainable practices and enhance the profession’s contributions to sustainable development.

 Objectives of the Study

This research has three specific objectives:

  1. To assess the level of awareness and understanding of sustainable construction practices among quantity surveying professionals in Nigeria.
  2. To examine the current roles and responsibilities of quantity surveyors in integrating sustainability considerations throughout the construction lifecycle.
  3. To identify potential barriers and opportunities for quantity surveyors to contribute more effectively to the development of a sustainable construction industry in Nigeria.

Research Questions

To achieve the stated objectives, the following research questions guided the study:

  1. What is the level of awareness and understanding of sustainable construction practices among quantity surveying professionals in Nigeria?
  2. How do quantity surveyors currently integrate sustainability considerations throughout the construction lifecycle?
  3. What are the potential barriers and opportunities for quantity surveyors to contribute more effectively to the development of a sustainable construction industry in Nigeria?

Research Hypotheses

The following research hypotheses were tested:

Null Hypotheses(H0):

  1. Quantity surveying professionals in Nigeria have no moderate level of awareness and understanding of sustainable construction practices.
  2. Quantity surveyors’ current roles and responsibilities do not involve limited integration of sustainability considerations throughout the construction lifecycle.
  3. There are no significant barriers hindering quantity surveyors from contributing effectively to the development of a sustainable construction industry in Nigeria.

Alternative Hypotheses(H1):

  1. Quantity surveying professionals in Nigeria have a moderate level of awareness and understanding of sustainable construction practices.
  2. Quantity surveyors’ current roles and responsibilities involve limited integration of sustainability considerations throughout the construction lifecycle.
  3. There are significant barriers hindering quantity surveyors from contributing effectively to the development of a sustainable construction industry in Nigeria

Significance of the Study

The significance of this study extends to various stakeholders within the building and construction industry, including students, scholars, professionals in the quantity surveying field, and the Nigerian government.

For students and scholars, this research will provide valuable insights into the current state of sustainable construction practices in Nigeria and the role of quantity surveyors in promoting sustainability. It can serve as a foundation for future research and academic endeavours related to sustainable development and construction management. By understanding the challenges and opportunities in sustainable construction, students can be better prepared to tackle real-world issues and contribute to innovative solutions for a more sustainable built environment.

For stakeholders in the building and construction industry, including contractors, architects, and developers, this study will offer practical recommendations for integrating sustainable practices into their projects. Quantity surveyors, being key decision-makers in project finance and cost management, can influence the adoption of sustainable materials and technologies. This study will highlight the potential benefits of sustainable construction, such as reduced operational costs, enhanced reputation, and compliance with environmental regulations.

For quantity surveying professionals, this research will bring awareness to the importance of sustainability in their field and empower them with the knowledge and tools to incorporate sustainable principles into their daily practices. Understanding the barriers that hinder their contribution to sustainability will assist in formulating targeted strategies to overcome these challenges.

The Nigerian government can also benefit significantly from the findings of this study. By gaining insights into the current state of sustainable construction in the country and the role of quantity surveyors, policymakers can shape and implement effective policies and regulations that promote sustainable development. This could include offering incentives for sustainable construction projects, establishing certification programs for green building initiatives, and providing training and capacity-building programs for quantity surveying professionals.

Scope of the Study

The scope of this study revolved around investigating the contributions of quantity surveying professionals towards the development of a sustainable construction industry in Nigeria. The research encompassed an exploration of the level of awareness and understanding of sustainable construction practices among quantity surveying professionals. Additionally, the study focused on examining the roles and responsibilities of quantity surveyors in integrating sustainability considerations throughout the construction lifecycle. Furthermore, the research delved into identifying potential barriers and opportunities that hindered or facilitated quantity surveyors’ effective contributions to sustainable construction practices. The study targeted quantity surveying professionals actively involved in the construction industry in Nigeria, gathering data from various regions of the country. However, the research was limited to professionals’ perspectives and experiences related to sustainability in construction due to practical constraints.

Operational Definition of Terms

To ensure clarity and consistency in the study, the following terms were defined operationally:

Sustainable construction practices: The adoption of environmentally responsible and socially conscious construction methods aimed at minimizing negative impacts on the environment and society.

Quantity surveying profession: A field of expertise focused on managing costs, contracts, and financial aspects of construction projects.

Sustainable development: The pursuit of economic growth and social progress while preserving natural resources and ecosystems for future generations.

Construction industry: The sector encompasses all activities related to the planning, design, and execution of building and infrastructure projects.

Environmental impact: The effects of human activities on the natural environment, including pollution, resource depletion, and habitat destruction.

Cost management: The process of planning, estimating, and controlling expenses throughout the lifecycle of a construction project.

Lifecycle assessment: A comprehensive evaluation of a project’s environmental, economic, and social impacts from raw material extraction to end-of-life disposal.

Green building: Structures designed and constructed with a focus on energy efficiency, resource conservation, and occupant health and comfort.

Sustainability integration: The incorporation of sustainable principles and practices into various aspects of the construction process and decision-making.

Stakeholders: Individuals, organizations, or groups with an interest or involvement in a construction project, including clients, investors, and the local community.

Organization of the Study

This study will be organized into five chapters. Chapter One provides an introduction to the research topic, outlines the objectives, research questions, and hypotheses, and highlights its significance. Chapter Two reviews relevant literature on sustainable construction practices, the role of quantity surveyors, and the state of the construction industry in Nigeria. Chapter Three presents the research methodology, including the research design, data collection methods, and data analysis techniques. Chapter Four presents the data analysis and findings based on the collected data. Finally, Chapter Five concludes the study with a summary of the findings, implications for practice, and recommendations for future research.
