This research work termed Automated Estate Agent and Property Management System is a detailed procedure to facilitate the management of properties, personal property, equipment, including maintenance, legalities and personnel. It is here to replace old-fashioned, paper-based methods that tended to be both cumbersome and inefficient. Thus, it involves using technology to organize, automate, and synchronize business processes principally property management activities carried out by an estate agent and property management, but also those for property management, customer service, and technical support. The overall goals are to find, attract, and win new clients, nurture and retain those the agency already has, entice former clients back into the fold, and reduce the costs of maintenance and client service. The property management system used by estate agencies describes a wide business strategy including property-interface departments as well as other property management departments.

  • INTRODUCTION

In this project it will help my case study (New Owerri Estate, Imo State), introducing an electronic means of identifying the properties of the estate if there are in good conduction or not.

 

1.2     BACKGROUND OF THE STUDY

In the highly competitive real estate awareness, it is the intangibles that encourage clients to acquire more valuables and provide positive feedback and return to the property in the future. The most powerful of these intangibles is service. No amount of hiring, training or incentives can ensure top-notch service if the agencies don’t have appropriate systems to help manage and provide information at their fingertips. In addition, as properties incorporate more services and amenities, the need to integrate these functions becomes increasingly challenging and important.

Technology has raised the bar, and this research work is at the forefront of this change with guest-centric solutions that helps estate agencies tap into new revenue streams and serve their clients better in creating new ways and managing and maintaining properties all together.

This research presents a property management system to facilitate the activities of estate agencies, which is designed to meet the unique needs of a specific segment of the hospitality industry.

 

1.3     STATEMENT OF THE PROBLEM

In the past, estate agencies have been in a manual operational duty exhibited as forms of physical and verbal acquaintances and interactive communication. Property management operations are done manually and this has yielded no positive force in the processes involved in the agency-client perspectives. However, time taken to manipulate property management cabinets is very demanding and challenging in prospects and making use of intermediate platform to ensure mote and remote client satisfaction in property acquisition.

 

1.4     AIM OF THE STUDY

The main aim is to develop software using a particular programming language known as Visual Basic 6.0 to the existing problem of my case study electronically and some of the way is to create this software.

 

Secondly, are to find, attract, and win new clients, nurture and retain those the agency already has, entice former clients back into the fold, and reduce the costs of managing the property market and client service.

 

  • SCOPE OF STUDY

We are covering the area of my case study (New Owerri Estate) because I have find out that the case study (New Owerri Estate) have been using manual means of housing records.

 

1.6     SIGNIFICANCE OF THE STUDY

The significance of the study covers the awareness and importance of the proposed system in the contest of property managements which may be chosen because it is thought to provide the following advantages:

  • Property allocation
  • Client – Time Schedules
  • Quality and efficiency
  • Decrease in overall costs
  • Decision support
  • Enterprise agility
  • Client Attention

 

1.7     LIMITATION OF STUDY

Bear in mind that the project work has not been done yet, so in the limitation, am foreseeing the problems I might encounter in case of writing the project.The major limiting factors or constraints encountered in the cause of this research were the initial difficulty in grasping the knowledge and understanding of this research field which was quite alien to the researcher. Though, this was overcome within a short period of time. Also, obtaining materials for the research was also one of the most difficult constraints encountered. The areas seem to be devoid of research. No paper seminars or even books written on this study.

 

1.8     DEFINITION OF TERMS

·        Client:  Is a person who uses the services or advice of a professional person or organization.

·        Vendor: Is a person who sells things, for example food or newspapers, usually outside on the street.

·        Property: This is a thing that is own by somebody.

·        Source code: Is any collection of computer instructions (possibly with comment) written using some human-readably computer language, usually as text.

·        Operating System: This the fundamental program on computers that make them run.

·        Programming Language: Is an artificial language designed to communicate instruction to a machine, particularly a computer.
